Focus Hospitality Services has an excellent track record in the management of focused and full service hotels since 1986. We pride ourselves
in our strong operational expertise that delivers solid net operating income. Our capital improvement
program maintains hotels in pristine condition and enhances the value of the real estate assets for our
owners and investors.
We have solid experience as operators of distressed properties for lenders and institutions through court
appointed receiverships and direct lender relationships. Our management team moves quickly to secure the
hotel, establish financial controls and create value that enables the lender to better dispose of or more
profitably manage the property. We renegotiate or terminate contracts with vendors as required, handle any
special licensing issues with governmental entities and franchisers and make common sense business decisions
to benefit the asset. We also prepare all reports to lending institutions and the courts.
Our business development department, headed by President Dean Morgan, is dedicated to securing management
contracts, new development projects, existing hotel acquisitions and establishing new investor
relationships. We are experienced in devising innovative solutions that make essential development projects
feasible, often at a lower total cost than previously thought possible. We accomplish this by using creative
financing structures of bonds, government support, TIF monies and other financing methods not commonly
employed by most real estate development firms.
Focus has developed over $100 million in commercial and residential ventures and currently manages a
portfolio of 20 hotels, office space and raw land. We have a portfolio of $200 million of committed projects
to be developed over the next five years including focused service hotels, full service hotels, convention
centers, museums and indoor/outdoor water parks. Through our excellent reputation we have developed extensive
relationships in the public and private sectors which have delivered these development opportunities.

Focus Development, Inc. was named 2004 Developer of the Year by
the Intercontinental Hotels Group. Individual
hotels have repeatedly won Quality Excellence Awards, Golden Pineapple Awards, Community Improvement Awards
and recognition of charitable contributions throughout the communities we serve and collectively through our
corporate organization. Charities include United Way, Junior Achievement, American Cancer Society, Give Kids
the World, March of Dimes and many others. Our principals, corporate staff, hotel managers and hotel staffs
support numerous community, educational, not-for-profit and tourism industry organizations with literally
hundreds of hours of voluntary time and extensive monetary contributions. We are involved in the communities
we serve.
