Property Management Services

Focus Enterprises, Inc. believes that creating a strategic business plan for each hotel is the property’s blueprint for success. This plan is carefully thought out and includes a realistic operating budget, a capital improvement budget and a detailed sales and marketing plan. All budgets conform to the current franchise and market requirements. Furthermore, they must be approved by ownership before implementation.

Meaningful cost controls are set and carefully monitored by Focus Enterprises. Rates are structured, checked daily and changed as the market conditions warrant. Yield management is an integral part of the operational strategy to maximize room rates. In addition, payroll is reported and reviewed daily, as well as energy costs. Preventative maintenance programs are put in place and a comprehensive policies and procedures manual is utilized by property management to ensure the hotels are operating efficiently and profitably. 

At Focus, an ongoing recruitment and training program has enabled us to place the most qualified and competent managers to operate our hotels. All management candidates are required to complete an extensive training program including operations, housekeeping, maintenance, human resources, accounting and sales training. Focus has an on-site training facility to ensure consistency throughout the training program. In addition, the corporate office staff is available for continued training and support for all field personnel.

Focus has also developed alliances with several suppliers and vendors. Using our purchasing power and negotiating prices company wide, Focus managed properties have realized significant savings for guest room and cleaning supplies, as well as service contracts. Ownership in turn avoids unnecessary expenditures.

Marketing Services

Maximizing your hotel's revenue potential is the primary goal of our marketing department. We customize a targeted marketing plan for each hotel property by conducting comprehensive market analysis to identify a hotel's strengths and weaknesses. We also research and identify areas of opportunity within each market and prepare a detailed marketing plan that will produce results. Focus also provides extensive, hands-on sales and marketing training to ensure our efforts are on target.

Focus Enterprises holds memberships to various travel associations and provides representation at national trade shows such as ABA, NTA and OMCA. Focus will assist in special event planning, grand opening press releases and local advertising graphic design. In addition, we implement regional and national advertising and public relations campaigns, as well as assist in website development and advertising.

Our goal is to increase occupancy above the level of the area competition. Our marketing plans are based on realistic budgets and all marketing efforts strive to produce incremental increases in both revenue and profitability.
